Property in Sohna Gurgaon 2026: Elevated Road, Sectors and RERA Projects

📂 Property News | 📅 21 Oct 2026

Property in Sohna, Gurugram covers group housing towers, plotted townships, and DDJAY independent floors in Sohna town's newer sectors, linked to Gurugram city by the six-lane, access-controlled NH-248A corridor built by NHAI. The Rajiv Chowk to Badshahpur stretch of that corridor opened to traffic on 11 July 2022. HARERA lists registered projects here from developers including Silverglades and Signatureglobal Homes, and Haryana's Town and Country Planning Department granted a fresh DDJAY licence for Sohna in July 2025, so new low-cost plotted colonies are still being approved in the town.

Sohna Elevated Road Route and Opening Dates

The Sohna elevated road is the NH-248A highway between Rajiv Chowk in Gurugram and Sohna town, sanctioned as about 22 km of 6-laning in 2 sections of roughly 9 km and 13 km. NHAI awarded the work in March 2018 under the hybrid annuity model, as recorded in the government release on the contract award.

The Badshahpur to Sohna package opened first, on 1 April 2022. Raised sections on the route total about 7 km, and 3-lane service roads on both sides keep local vehicles off the main carriageway. Union Minister Nitin Gadkari and the then Chief Minister Manohar Lal formally inaugurated the completed road on 19 July 2022.

Gurugram to Sohna Travel Time and Expressway Links

Gurugram to Sohna travel time fell from about 1 hour to about 15 minutes once the full corridor was ready. The same highway joins the Delhi-Gurugram Highway with the Delhi-Vadodara Expressway, which is part of the Delhi-Mumbai Expressway network.

The 246 km Delhi-Dausa-Lalsot section of the Delhi-Mumbai Expressway was dedicated to the nation on 12 February 2023 and cut the Delhi-to-Jaipur drive from 5 hours to around 3.5 hours. Sohna residents use the same NH-248A link to reach it.

An airport link is also sanctioned. In March 2026, the Cabinet Committee on Economic Affairs approved a revised cost of ₹3,630.77 crore for a 31.42 km greenfield road joining Jewar International Airport to the Delhi-Mumbai Expressway through the Delhi-Faridabad-Ballabhgarh-Sohna Spur. Our guide to Gurgaon real estate investment corridors sets out how road projects like these shape housing demand across the city.

Sohna Sectors With HARERA Registered Housing

The regulator lists Sohna sectors from Sector 5 in the revenue estate of Village Sohna to Sectors 33 and 36 in Village Dhunela. Plotted township land also covers parts of Sectors 29, 30 and 32.

Sohna addresses are written as "Sector 35, Sohna" rather than "Sector 35, Gurugram" because the town follows its own sector numbering. Read the town name next to the sector number in every agreement, and if you want the city's own sectors instead, browse our Gurugram property listings for those locations.

New Projects in Sohna Registered With HARERA

Anyone shortlisting new projects in Sohna will find 2017 registrations still on sale beside recent applications, so the registration year matters as much as the launch date. The group housing project below holds a HARERA registration certificate, and its configurations match the developer's own site.

The Melia | Silverglades, with DSS Buildtech Pvt. Ltd. as the registered developer | Sector 35, Sohna | 2 BHK + study, 3 BHK + domestic help and 4 BHK + domestic help | 12 residential towers on 17.41875 acres | HARERA RC No. 288 of 2017, continuation valid to 26 April 2028

You can see unit details for The Melia by Silverglades in Sector 35 Sohna on its BharatAcre page, and fresh registrations appear on our new launch projects page as they come up.

DDJAY Plots in Sohna

Deen Dayal Jan Awas Yojana, Haryana's affordable plotted housing policy notified on 1 April 2016, allows colonies of 5 to 15 acres of net planned area with plots capped at 150 sq m and a floor area ratio of up to 2.0. HARERA records for Sohna Sector 36 show 4 residential floors registered on each plot.

Unlike flats in Sohna Gurgaon group housing towers, these DDJAY homes are sold as independent floors with a share of the plot. Signatureglobal Homes has 2 such phases on record:

Signature Global Park III (Phase 2) | Signatureglobal Homes Pvt. Ltd. | Sector 36, Sohna | 224 residential floors on 56 unfrozen plots | HARERA Reg. No. GGM/496/228/2021/64

Signature Global Park V (Phase 2) | Signatureglobal Homes Pvt. Ltd. | Sector 36, Sohna | 292 residential floors on 73 unfrozen plots | HARERA Reg. No. GGM/573/305/2022/48

In April 2023, Haryana discontinued DDJAY in the Final Development Plan 2031 of the Gurugram Manesar Urban Complex and in Faridabad. The Garden Residency application by Ekaakshara Builders LLP in Sohna Sector 5 cites DTCP licence No. 118 of 2025, lists 33 plots, and plans completion by 30 June 2029.

How to Check RERA Registration of a Sohna Project

Search the project or promoter name on the HARERA Gurugram website exactly as printed on the brochure.

Match the registration number, sector, and licensed area on the certificate with the builder-buyer agreement; a temporary project ID on an application form is not a certificate.

Check the validity date and download any continuation certificate if the original term has ended.

For DDJAY floors, confirm your plot is among the unfrozen plots in the registration, because frozen plots sit in a separate application.

Compare the possession date in your agreement with the completion date on the HARERA record.

Sohna RERA Records Reviewed by Our Desk

We checked the HARERA certificates behind every project in this guide and found that Sohna registrations often outlive their first deadline. The Melia's original registration ran out on 25 April 2022 after a COVID extension, and its later continuation came with a ₹25 lakh penalty for violating sections 3 and 4 of the RERA Act, 2016.

Our desk also found that several Sohna entries on the regulator's site are REP-I application forms showing only a temporary ID, and one form listed a likely completion date earlier than its own submission date. Treat a project as registered only when its status reads "certificate uploaded".

In Sohna, the certificate date tells you more than the brochure does.

Sohna Property FAQs

Is Sohna part of Gurugram district

Yes, Sohna is a tehsil in Gurugram district, Haryana, and you will see it written that way on every HARERA record for its sectors. You therefore deal with the HARERA bench at Gurugram, which issues registration certificates for Sohna apartment and plot colonies. Check that the tehsil and district on your documents read Sohna and Gurugram.

The Melia Sohna flat sizes and amenities

You can choose a 2 BHK + study of 1,425 sq.ft. or a 3 BHK of 1,845 sq.ft. at The Melia in Sector 35. The developer lists a golf practice area, swimming pool, tennis and basketball courts, a health club with spa, a library and a creche. The 4 BHK size is not published on the developer's project page.

Does Dwarka Expressway help traffic to Sohna Road?

Yes, you benefit on trips toward Sohna Road, because the Dwarka Expressway was planned to improve traffic movement there and on Golf Course Road. The expressway is 29 km long in total, with 19 km in Haryana and 10 km in Delhi, and it was designed as a 16-lane, access-controlled highway ending near Kherki Daula toll plaza.

Sohna to Jewar airport connectivity

Once the approved greenfield link is built, you will reach Jewar International Airport via the Sohna spur of the Delhi-Mumbai Expressway. About 11 km of that link will be elevated between the DND-Ballabhgarh Bypass and the airport, and Haryana agreed to bear ₹450 crore of the extra elevated cost. The route also crosses the Yamuna Expressway.

DDJAY colony open space and commercial area rules

10 percent of a DDJAY colony's licensed area will be transferred free to the government for community facilities. The policy also requires organised open space of at least 7.5 percent of the licensed area, caps commercial use at 4 percent, and sets a density of 240 to 400 persons per acre for the whole colony.

How to calculate home loan EMI for a flat in Sohna

You can enter the loan amount, interest rate and tenure in the BharatAcre EMI calculator to see the monthly instalment before you book. Run it twice, once at your bank's offered rate and once at a rate 1 percent higher, so a future rate change does not stretch your monthly budget or delay your other savings goals.

Behind the Sohna Numbers

Our desk checked every road, policy and project fact in this guide on 21 October 2026 against regulator records, government releases and developer pages. Project details change as HARERA issues new certificates, and we update this guide when they do.
